What are you thinking????

It has been over a month since I started this blog and am realizing that there is so much to consider. Over the last 4 5 dyas I have vested myself in buyers and sellers that have different issues. Sellers that are JUST starting to get that the market has changed and BUYERS thinking it will change more and not able to make a decision. What is going on out there???? Please help me here consumers. I have been in the business for over 20 years and not till recently did I decide that it is the agent that controls the market. I had been trained to believe it was the buyer. With all of that being said, I need your input. The same agents that told sellers to ask for more are now asking those same sellers to reduce, reduce, reduce. My question, is .... is that for their gain or the sellers. Of course, there are some sellers that must get out now, but many can hold on till the next cycle. What are your feelings about this subject.? I showed properties all over the 92101, 92102, and 92103 zip codes last thursday and was shocked at the amount of inventory and sellers incentives. Do you think it will get better. Or do you believe that the market is going down further????

What I think is that we are in an adjustment cycle. Thankfully, the interest rates are staying low and right now, with seller incentives and low interest rates, we are at an optimum to purchase. 2 years ago when interest rates were historically low (still the same) buyers were throwing the towel in with multiple offers and laying down to purchase. Now you have your choice and still the lowest rates in history. So what are you thinking??? Is it true that buyers only purchase for hope for gain OR fear of loss????

I recently attended a Mastermind Seminar of agents talking about the future of real estate and the conditions we are now experiencing. The overall thoughts were....we are going to be fine after the adjustment. I guess it is back to you can't buy property at the 1980 price anymore nor will you ever be able too. Anyway, thanks for all your feed-back and I look forward to hearing more.

Be well and ALWAYS BE SAFE!!! Gail Stoewer

My First Post - Intention and Purpose

This is so exciting for me. As a realtor for over 20 years in San Diego, I am hoping to finally get the consumers point of view on many issues. I also hope to share my 20 years of real estate experience, by providing a forum of honest chat about the industry, real estate investment and give advice, or options, in this ever-changing industry.

I want to thank my neice for getting this set-up for me and showing me that I have a way to
talk to people that have concerns with a media that is so up-to-date. Thank you Sheri!!!!

I will always believe that real estate is the best investment a person can make in life, to provide a quality retirement and financial freedom. That choice, doesn't come without hurdles and struggles, but they aren't making anymore land in this world, so it makes sense to ride out the cycles to build wealth.

As a child, growing up in San Diego, I remember riding the bus down University Avenue looking at the small little houses. Always wondering if I ever would be able to afford one. They were around $8000 then. Last year I sold several houses in that area and the cheapest one was $475,000. Not a bad investment I would say. I wonder how many people that sold in 1992 because they thought "The sky was falling", wish they hadn't.

Yes, there are times financially and with the struggles of life, that there is no other option. But hopefully with this blog, we can discuss alternatives and ideas amongst us, or at least get advice as to where to turn for the honest response, so we can make the right decision.

I worked on military aircraft at North Island during the 70's and one thing I learned in the engineering field, is you can never have TOO MUCH information. That information is the key to prudent choices to protect ourselves through out life. That I might add is not just with real estate, but most life experiences.

I would love to hear from people that will share their thoughts on real estate in our area.
Thanks for reading this. My desire, as I get this up and running is to have valuable information
available from many sources.
